@Doug Burry welcome to the community. Hampton Roads has a great support system for furthering your investing. TRIG has a monthly meet up with a very large turnout with a verity of experience and there is also PREIA up in Hampton with a huge following as well. Just through this site I have met a lot of people in the area who were in the military and are also in the military still. I was in the Navy as well for 4 years did civ contracting for 3 years and now I do this full time. But welcome and feel free to PM me at anytime.

@Charles Seaman See, you have already given some good advice. That was not mentioned in either of the books I read. Do those same rules apply when it comes to syndication? 

@Greg Dickerson Thank you as well for your advice. I have a general understanding of cap rates, debt service ratios, what I should be doing during the due diligence. But without putting these to practical use its hard to retain information. Hopefully I will meet someone in my area soon so I can start learning. This is the  perfect market for large multi family most of the population is transient military who prefer to rent as you probably already know. And its nice to see someone from this area as successful as yourself!

Im am looking to have 200 units by the end of next year and would just like to have a conversation with someone who has experience in this field I'm not looking to 20 question or waste any of your day. I just want to start to build a network of people in this field. I have read some books about the topic and have a general understanding of everything. I have been doing single family now for about two years and have completed deals. Every book that I read says you should not do your first commercial deal without having someone who has already done it to kinda help along the way. So, I go find a property, I raise the money for the deal, I do the work and manage everything and in exchange for your guidance I will include you as an equity partner.

@Malcolm Allen how big of a list are you using? What list are you using? How are you getting your lists? These things are very important. You need to be consistent and it will come. Pick one strategy and stick with it. Many people gave me the same advice and I didn't listen. Well once I decided to focus on just direct mail things worked. Your not going to get a lead out of just one mailing. I sent out four campaigns of about 500 pieces before I got a deal that actually went through. Propstream is an amazing website to generate your lists ( I do not work for them nor am I affiliated with the company in any way.) and as far as direct mail I use resimpli they have an amazing program and the cheapest direct mail I have found as well as great customer service. (again I do not work for them nor am I affiliated in anyway with this company) If you are just using direct mail then you do not need phone numbers. Skip tracing gets expensive so don't waste your money unless you have a hot lead.

Thank you @Patti Robertson and I guess your right but that was my biggest expense so I didn't want to leave it out. But you and Troy deserve recognition in this post as well. You guys have helped make this possible and been so welcoming and inspiring and helpful. I appreciate everything so much, you do so much for the community here on bigger pockets and especially in Virginia Beach

Old post but I drive a 2018 Subaru WRXSTI yes it was expensive and yes its flashy and new. But when I first started this that was my motivation I love cars. Its one of my passions in life I wold love to own 20 cars. I haven't boughten new clothes in about 3 years so I'm not just buying things to impress people. So for someone to say that its stupid to buy a new car you are wrong, it might an irresponsible use of money but what's the point of having money if you don't buy the things you want. Im not embarrassed by my decision and I don't regret it. It brings me joy and  I have a lot of fun driving it. I have put 30k miles on it in one year so I get my use out of it. Money is money it comes and goes but time is limited so do the things you enjoy.

Thank all of you for your support. This would not of happened without this site and the people on it. I would still be working my job, clueless that real estate was even an option. I have gotten of lots of advice some good, some bad, some positive, and some very negative. Every bit of it has helped me in some sort of way. I owe any success I have had and will have in the future to everybody on this site and @Brandon Turner and @David Greene for the podcast that opened my eyes.  So....... Thank you guys!!!

@Tim Johnson they are 7 1/4 in wide its pergo vintage pewter oak laminate plank flooring they are 10mm thick it is very nice flooring I would use it in my own home
