@Peter Tverdov I didn't quit my job to be a real estate investor. I left my job because they were trying to force me to do something against my disability. There's already a case filed with the department of labor. I'm not an idiot, I don't know if you read any of my other comments at all, but I make 3400$ a month without having a job. I receive monthly VA money and go to school full time with the GI bill. I can't move out of my parents until my divorce is final because I allowed her to stay in the house and it's a long story. I have a mortgage in my name, and she won't put the house in her name, so that's on my debt list right now. I am a little burned out I did two nine-month deployments in 4 years and had been working 12 hour days up until I left. On top of that, I travel for four months out of the year which was leading to me getting my kids two days every other week. My kids are more important then me having a job so if I would have continued at that job I would get my kids four days a month. I understand what you're saying, but you didn't read any of the other comments. I could live right now off my disability and school money without making any cuts in my lifestyle. But I would like to move into a nice place when I leave my parents and 2500 a month would cover that and allow me to put money back into my business.

@Theresa Harris Thanks for luck. My background in real estate is just education and looking at properties and putting in offers. I send out 6-900 D.M flyers every two weeks and have been doing so for the last four months with not too much luck (I know these things take time). My employment background is in aviation I worked on F/A-18E jet engines in the Navy and then got out and have been doing that as a civilian so about eight years of that. I can do some of the reno myself but will still need some contractor work. I have a relationship with a hard money lender and then was planning on using Lima Capital for my rentals they don't require income verification. I already have a mortgage in my name, and won't be out until my divorce is final so the banks won't give me very much anyway.

@Shawn Ackerman How are you finding your numbers. I have a RE software that I use and every number it gives me has been wrong. So I just make people mad aha I have absolutely no problem with that I would like to know where I can find accurate phone numbers.

@Matthew Irish-Jones I have access to cash; private, savings which allowed me to be able to quit and not stress about immediately finding another job, and I have 50k in lines of credit that I don't use. I was just looking for how people were finding their deals. I understand there are no shortcuts in this game, besides having a giant network of people who are very successful already. I have also learned this by the countless hours I have spent researching, learning, looking at homes, building marketing with no results. I was just looking for people who have made enough success for themselves in a relatively short time they didn't have to work a regular job.

@Matt P. 2500$ a month is what I need to cover my bills so I can keep focusing my time on investing and not have to work another job I don't enjoy. I have other forms of income monthly I go to school full time and use my GI bill, so I receive 1700 a month for that, and I receive VA disability which is 1700 a month, so 2500 on top of that is 5900 a month I mean I know its not the most but that's quite a bit to live on. I understand the need for a W-2 job but some people are just not cut out for the 9to5, and I am not one of those people. But thanks for your advice and help if you don't mind me asking how are you finding your deals?

@Michael Ealy 2500$ a month is not my end goal. My end goal is to have over 50,000+ units, multiple developments, apartment buildings and an endless stream of income so I can start on my real goal of ending homelessness in America and ensuring every child has access to the health care and treatment they deserve.  2500 a month would pay all of my current bills with enough left over for gas, groceries, and a little for savings. I have perfect credit and over 50k in lines of credit that are free. I'm not disagreeing with what you're saying, but If I flipped one house quick because my market is very hot right now, I could make enough to carry me another seven months. So I am sorry for the way I worded the question. But I have some resources I have access to money, mine as well as private and I have a small network. But I do like your last two options I have been considering getting my real estate license, so I think I'm going to head that route. But you are correct I am looking for cash to live on not passive income I'm sorry for the confusion. But thank you for the help. I'm just looking to hear how people are getting most of their deals in their market and what's working and what's not working. Thank you for your suggestions and help!

So yesterday I put in my two weeks. Now what? I don't want to have to find another job, I made a promise to myself that after I left my current job I would not go to another 9to5 and I would not go work for someone else. How do I keep this promise to myself? I am 25 a single dad to two kids; I had a pretty decent paying job 25$hr I am a disabled vet, so I receive monthly compensation for that.  I moved back in with my parents after the divorce, so I don't have a mortgage. I can get by for about 6-7 months on savings without the need for other revenue, but at that point, I'm going to need some income. To be able to be "financially free" I need at least 2500$ a month. I have been actively involved in trying to get into real estate investing for a year now. I have read about ten books I've put in about 40 offers and sent out about 3000 DM flyers. I tried SEO for a while but soon learned I was wasting my money unless I had thousands to spend a month. Gerry Keller in the One thing explains by only having one thing and how success will not come unless you are only all involved in one thing. Well, I decided that would be flipping houses, but I'm starting to think that in order to not have to get another job im going to need to get some rentals and definitely get into multi-family investing. I made a promise to myself that I intend to keep I have been working my *** off in the last year meeting people going to meetups passing out flyers looking at properties and pieces are starting to come together, but I'm looking for suggestions on how to get more deals in my market. What are you doing in your market that's working so well and what's not working? None of this is me bragging; there is nothing to brag about I just want to give a little idea of how much I have done and that it's not something I'm just going to walk away from. I just need a little advice maybe share a little bit of your story or if you think I'm doing something wrong. Because I still don't have one deal and I need one. I want to be financially free in the next 7 months and with your help, I know it is possible.
