I have not, seems like an interesting idea (for desperate people) you are still looking at 12% interest and god knows what kind of closing fees and sneaky number plays they do through the process

shop around if you want typical conventional agency debt then 20% but you could also do a conventional rehab, but why are you not open to non or sub prime non doc type loans or BRRR strategy

no, debt service is not calculated as it is not considered an expense

improvements, plans, permits, rent rolls, schedule e, T12, proof of deed, homestead address, mothers maiden, lol whatever you can get

some local laws do not consider felons protected class, however I have had a couple really good tenants that had felonies in their history.. its more of an art, understanding the person you are renting to is more then what you see on paper

paying too much is relative, but with that being said.. yes, i have found easy money as cheap as 6% long term no points before .. depends how hard you look and how credible you are

First do a Google search for opportunity Zone heat map  and check out the Phoenix area  then focus on those areas inside the opportunity zones
