its difficult to scale with SFR units, you may want to keep SFR as long term retirement portfolio but use your funds to invest passively in large MF deals

You may not need to recapture equity as you may qualify for other non doc or non sub prime lending options check all of your options first study them then make calls

you need to build your projections based on actuals and info you have then dig deeper, find everything, search the cracks and factor it into your numbers and analysis.

get the other side rented out properly, with proper contracts, then also properly maintain seperate accounts for the rental income and expenses and bookkeep properly. stay firm but friendly as a landlord

think outside the box on different kinds of lending or lenders, and or just keep calling different banks and pitch a proper proposal
