There are several list aggregators that you can input specific parameters, but oftentimes the attached skip tracing doesn't have the best results. Your best bet it to pull a list and submit to separate skip tracing company. If you need any specific information regarding the skip tracing, please let me know.

One you identify the properties that you are interested in, use that county's property search website to find out the owners name and mailing address. Submit that information to a skip tracing company to get the owners' contact information (phone and email). If you'd like additional information please let me know.

Several of the companies you listed, ex: propstream are great list aggregators, but their add on services (such as skip tracing) can be sub par. Once you have a list of properties that you are interested in, submit the owners names and their mailing address to a skip tracing company to get the owners' contact information. Using that information you can submit to a skip tracing company to get their contact information (wireless/landline numbers and email addresses) If it's an LLC that owns the property you can also submit those- those would be a double skip process.
There are several skip tracing providers, find one that will work with you based on the volume you'll be submitting and does not requite large $ spend or a minimum amount of records to submit. If you'd like additional specific information about skip tracing please let me know.

There are several options for outsourcing skip tracing. You can find a company that doesn't have a high spend/volume requirement and flexible pricing options based on your needs. Let me know if you have any specific skip tracing questions.

Skip tracing trusts and LLCs are possible. It's typically a double skip process, first to skip trace the registered owner/manager/agent of the LLC or trustee of the trust. Then to skip trace that individual. You can find a company that has flexible spending options based on the volume you'll be submitting, and doesn't charge extra for the double skip process. Getting contact information for LLCs is a double skip process. Not every skip tracing company is set up to accurately provide that information and/or charges extra to do so. The LLC has to be skip traced to find the registered owner/manager/agent and then that person is skip traced. If you'd like specific information about LLC skip tracing providers, let me know.

when lookin at skip tracing providers, find one that has pricing and payment options available based on the volume you'll be submitting. As long as you are priding the property owner's name and mailing address, skip tracing companies will be able to cross reference the address with the name.
