Hi guys, 

My name is Q and I am very passionate about the entire world of real estate and RE investing and I am very eager to take action in wholesaling. I've been driving for dollars and I am wondering what are the best free lists for me to pull and also what would be the best way to skiptrace numbers. i do not have a big budget right now so I am trying to do what I can with what I have. I am very interested in learning whatever I can so please guys any tips or advice you can give to a newbie, I would be very grateful! Thank you guys.

My advice would be to approach every seller with integrity! 

Our role is to simplify the selling process for sellers. We do this by understanding their situation and offering solutions. With the resources we have, we can provide benefits that are often hard to come by in traditional on-market real estate transactions. These advantages include cash AS-IS offers, no requirement for repairs, flexible closings, zero realtor commission, cover probate fees, advance payments before the COE, post-occupancy agreements, no closing costs, and no formal showings or appraisals.

Having previously flipped houses, I know how important is a good wholesaler to a flip and flip company. Flippers and investors often lack the time or resources to market directly to sellers and negotiate deals. It's crucial to ensure that the seller genuinely needs our service and that our offer is their best option. We assess each situation, and if we believe the seller would be better off listing with a realtor, we honestly communicate that. About half the time, sellers prefer to avoid the realtor process due to various reasons like urgency, property condition, privacy concerns, avoiding commissions, among others. The other half appreciates our honesty, and we refer them to a realtor who can better meet their needs.
