@Charles Hayzer most multi family is 25% down.. and the bank I use will close in about 30 days .. if there is tenants, make sure you see a copy of there lease

@Erik Baumer really check closely on the title work.. make sure there are no 2nds or leans . Also they are not the fastest moving at times .

I'm looking for some help.. I have an opportunity to purchase a 6 unit off market property in the South New Jersey area. It's for a very good price... $150K. Can anyone recommend a good lending Institution ? That loans in New Jersey

@Jo Ballagh well if they both put in the same amount of time.. once the property is sold. You pull all costs back out first then split the profit. So partner A would get his 50k back. Same as if you went with a HML. Back out all total cost of the project including holding costs.. then split what's left over..

Most Lenders minimums are around $75K to $100K.. If you know a lender that does below $50K mortgages.. Message me the lender.. Thanks..

@Scott Garvin Where are you getting a mortgage so low ? And if there are .. do they do business in New Jersey..
