thank you both for the advice.  I'm going to look up the laws for my state and see what they are .. then gets some numbers for the property we're looking to make a offer on and see if it makes sense. .

I was wondering if any one has bought an older home , and found if still have lead paint in it.. Has anyone every had lead abatement done on there properties,  and if so what kinds of costs are involved.

an LLC is for your protection.. If something goes wrong and your sued for some reason . Your personal assets are protected. . If your just starting your LLC and haven't done any deals yet.. just like my wife and I. You'll have to still have them look at your personal credit even if your doing it through a business name.. until you build business credit in your LLC.

Jeannie and Owen.. Thank you for the advice .. Would the same be true for a plumber and a electrician ? or get a labor price from them as well and have them give me a list of whats needed

My wife and I are looking for our first property, to buy and rehab and flip. When getting quotes from contractors, should be we get quotes from them including the materials? Or should we buy all materials and just get a labor quote for what we need to have done?

My wife and I are ready to start flipping homes in the South Jersey area. We don't have a lot of cash to start with.. About 20K  We were thinking of using. Hard Money.. Is this the way to go ? I don't think a Private investor would help.. Since we don't have any deals under our belt . Any advice on which way to go.. would be greatly appreciated..
