Kara Dodson, soles law. She’s closed 30 props or so for me, from land contracts to option purchases to conventional to cash etc etc.

Yeah just search Jose Medina canton Ohio Keller Williams. Rents have continued to rise very quickly in the subs around canton. We have had one eviction this year and the courts pushed it through but would not do the formal set out. Our 2br apt units avg 775 which is a 20 percent increase from last year. Not one tenant has left.

You’re in a decent spot. The further north you go the better it gets. Try Jose Medina. He reps most of the bigger guys and has insight when the large llcs and corps are going to sell. I’ve recently been the buyer and he was the sellers agent on a 33 unit purchase.

Congrats Leah! I have about 60 throughout the canton area. It is possible to grab something in the nicer areas (Jackson/Hoover/perry/plain) and cash flow well.. as stated, there is no/little appreciation here. Feel free to ask anything at any time!

Hey Ralph, welcome to stark county! I’ve been investing here for a while. Let me know if you have any questions and I’ll try to help. I self manage everything so I can’t help you there sorry.

In general the best neighborhoods are Jackson twp being the best followed by north canton and plain twp (glen oak schools.) I tend to lean more into the canton south and southern stark county rural schools, but I avoid inner city as much as I can. My best advice is be aware if the difference a few blocks makes. 12th and Fulton may be one of the worst areas of canton but 6 blocks north is an enormous improvement. You can dm for more info anytime.

We had an eviction go through due to non payment in September. The judge signed the eviction order but refused to let the sheriff go do the sit out. I’d shy away.
