Cj is right. This is priced too high if not updated. Unless Jackson schools, it's not going to command 625 without a high vacancy rate. Keep looking-- duplexes in plain local consistently sell for 100k that rent for 600 a side.

Check out First Federal credit union. They let me do an 80% LTV portfolio loan against 5 properties in a small LLC. The process was great! Scott Heil is the contact there. He's at the Dover branch but I'm sure he could help you out.

Seconding First Fed here (Dover branch). Just finished a 5 prop cash out refi, 80% LTV, no seasoning. Good luck and keep us posted should you use someone else..

Hey CJ, 

What helped me talk with other Canton investors on the forum was setting up keyword alerts. (Brought me here actually).. "Canton" "Massillon" "Stark County" etc.

Good advice above from Aaron and Jeff. I would look into a cash out refi or a heloc, rent the Perry home, and use the cash out to pay off your sister and or purchase another property. This area is great for investing. Jeffery W has been hosting these meetings for quite a while. Try to stop in.. I def would if I didn't live out of state.
