kind of a bit of a shot in the dark at least without already having a network of possible buyers or hard money lenders to save you if things get hairy and also because its going to be hard to find a deal where the owner has incentive to sign over a deed to you without you paying extra for a property but, its an option.

Just dreaming something up here but - worst case you get lots of people saying no right? even though it has tax advantages to them vs a big pile of cash upfront...well whats a no really? so you might have to get creative on finding deals (can you put some money on a credit card to do direct mailing?) but once you find them you can present the option directly to the would be seller before a real estate agent is even in the picture - probably a good idea to see if theirs any specific legal hurdles in your state on doing this before moving forward but its an option!

Granted , Austins a lot weirder than tucson... :)

Ive had an interest in this for some years but i'm not encouraged by some of the feedback. Early retirement folks jump on the idea but panic after 6 months of minimalist living (or when they have kids)

The next part is just anecdote but I work assisted living right now and the construction plans are for full size 3000+ sq homes , the studios we used to have endless demand for are hard to fill now.

So if the youngsters only last until the honeymoon periods over and the elderly want space as well then who is the demographic?

@Sam Priddy yeh its not so much that 200 dollars will make or break it , its just frankly - an arm and a leg for a single book. The MHP U course has nothing but rave reviews so i'm in, but due dilligence? isn't that just a list of things I need to look out for and check off as I go?

I guess my entire post could have been "does this book have any information not commonly available and succinctly explained somewhere in a blog post thats 2 pages long?"

So I took the plunge and went ahead and got the MHP home study course (the big expensive one with all the cd's and razamataz0 but i'm a little hesitant on spending another 200 dollars for a due dilligence manual , firstly I purchased on ebay and they (frank and daves ebay company) seem to be offering a book called "The Commercial Real Estate Due Diligence Manual" that they wrote, vs on the MHP University site where its specifically tailored to MHP's (same price)

I've been eating up everything on both this forum and the mhp U one as well as the park street partners podcast , is this really something I should invest another 200 bucks in or can I glean the essentials from blog posts and such? - My strategy does not preclude owning normal multifamily units such as quads / small apartments so I think I could get more out of a general "commercial" vs "MHP" even though my first purchase will be an MHP , has anyone read these that could chime in?

In what you've seen, is that insurance number high that I used?  ($100/month for a duplex landlord insurance?)

 Couldn't tell you honestly - those 2 numbers just jumped out as possibly a ways off
