What if you use someone elses money (example they put up 20% of the total cost) and you arrange the deal so this other persons gets 20% of the net profits monthly and 20% on resale?

What % of the total price did you have to bring to the table? was it your savings or a third party?

What did due dilligence cost on a 10 unit and how long was that process for you?

does the park have live in management (or is it close enough to you to do it yourself...) ?

IMO with multis (even just a duplex) the 50% doesn't hold (up to 60% on larger buildings is workable) , did you just toss in numbers for the insurance and property taxes or you've already seen what the current owners paying?

Trying to understand the markrt better , im looking specifically at the mean and median home prices vs rent in vail , saguarita and green valley. Does it mean anything if house prices went up and rent went down? Or the inverse? Or is it just static that i'm reading into?

but for a great breakdown of mobile home parks without buying a 500 dollar course or going to a bootcamp you can't do better IMO than the mobile home park investing podcast done by park street partners - bigger pockets also interviewed jefferson (of park street) on one episode if you just want to sort of "take a peak" at the industry

How exactly does this work? if you have an IRA that isnt self directed is it simply something you can choose to do?
