 I would say ditch the mls? - figure out a target (maybe older folks with lots of equity as these may be mom and pop operators willing to carry some paper if need be) and get a list from list source and then do a direct mailing campaign?

I noticed that other than the monthly tuesday AZREIA meeting south of phoenix we don't have a lot going for face to face meetings.

Yes thats why I posted into the local forum, it seems phoenix is popping and the AZREIA has a presence on the meetup website with a local once a month but other than that southern arizona has no networking events.

would anyone be interested in this? I know they have the AZREIA Tucson meet monthly on tuesdays, maybe something 2 weeks after that so we aren't stomping on the date?

Just brainstorming here but , maybe more creativity on finding deals? get a bunch of fourplex/triplex/duplex leads from listsource maybe and then do a postcard campaign with a focus towards older owners with a fair bit of equity built in?

Oh great! Sounds like upside! So again hypothetical expenditure and the tax man says I can depreciate over 15 years. In the above example I get to restart the clock when I take the property? Am I using the price as if Id purhased new or do I have to use some generic comp number that the IRS has oayed for suh situations?

Hello!

So my question is , lets say a property had a capital expenditure which they were allowed to depreciate over 15 years. 5 years later the property is sold to me.

Do I inherit the next 10 years of depreciation tax benefits from the cqpital expense of the previous owner?
