@Andrew Croley Hi its been a while since i logged in.  All i know is the judge told my lawyer that the Government will be sending my  PM the backpay.  They were not sec8 I had no agreement with the gov. Wages were not garnished.  Tenant claimed they lost work from covid.  My PM received the check took their fees and I got back half of what I wanted.  I hope you got all that was owed to you.  I know I got lucky with this one..  Good luck.

@Andrew Croley @Nathan G. Just an update. The Gov sent my PM the late rent minus fees. Really sucks the tenant got free rent for 10 months. Good luck…

Thanks for responding.   My lawyer just repeated what the judge told him.  Someone from the Government will contact us and pay the back rent for the tenant.

Trial ended in my favor.  Judge said the government will be calling or contacting my PM for instructions how to retrieve the back pay.  We have not received any calls.  It's been 1 month.  How are people collecting their backpay from the Gov?

Property is in PA.

Any PM suggestions for Warren Mi? The town rental license dept is requesting that all Property Managers must be a local agent within 50 miles. My current PM is multi state and doesn’t meet the criteria. Really unfortunate because everything was going well with my current PM.

Good Morning, Thx for all the information. Started shopping other brokers and while comparing i foud out that my current Insurance broker put both houses under Commercial Generl Liability and not Residential. If i am not placing the rentals in an LLC do i keep them in Commercial? Another Ins company told me both my houses are not listed as commercial properties.

I closed on 2 sfr's  in 4 months.  Things happend so fast.  Now that everything is settled i have umbrella question.

I have 2 rentals I bought for about $60k Each 1 in Mi and 1 in Pa. 1 insurance company covers both house. Insurance is about Average $520yr each house. I will not open an LLC so I asked for an umbrella policy to cover both houses. I received a quote for $760yr thats 380 extra each house. Below is the current coverage.

Each Occurrence Limit $1,000,000 Per Location

General Aggregate Limit  $2,000,000 Per Location

Personal & Advertising Injury  $1,000,000 Per Occurrence

Medical Expense Limit  $5,000 Any One Person

Do you think $380 is alot for extra umbrella in these 2 states?

Or

Can i just ask the insurance to raise my Personal injury limit only?

Single houses are not subject to rent control in SF.  There is a story about a lan lord owned a 2 unit flat.  When 1 unit left he told the remaining family they can use all the empty space free of charge for a few months while he was away traveling abroad.  In court the lan lord won because the unit was looked at as 1 single house because 1 family was using the entire building.  Not sure if its true.
