Thinking 6 months in the future.  I would like to see if my renter request another 6 months.  At that point a raise increase is imminent.   See yall in Sept 2018 :)

I had to pay $125 to Warren MI for a lanlord license.  But good thing is that it comes with an inspection.  You can use the information to repair anything that comes up.  Also if you lag on contacting them you could get fined $1000 and possibly have to show up for court.  I have to say the ladies at Warren City rental inspection are fabulous to work with.  Very nice and helpful.

Thanks i feel a lot better.  It's in Michigan a few miles from the water.  Wow lots of great info thanks.  She was a great tenant. Ill take the 6 months.  And thx for the heads up about adding  in the lease about showing the house 30 days before lease ends.

<------Newbie here.

Yearly lease is up next month.  PM tells me the renter is asking for a 6 month lease that would end September, instead of a yearly lease.  Is it hard to find renters before the holidays?  6 months is a lot better than Month to Month right?   She's never late and is a good renter.   I was thinking I can keep rent same or raise the rent a few bucks for the 6 months.   I also thought of lowering it significantly for a 1 year lease.   Then again if she takes the last deal she can possibly leave in 6 months anyway.

Im leaning towards agreeing to the 6 months and offering a 1 year lease with a big discount in rent.  And let her decide.  But i wanted to know if there are any other options i'm missing?

Hello everyone,

First timer here.  I'm interviewing / researching PM's in Indy.  One sent me their Contract agreement.  Everything looks ok however they are asking me to add all their agents, officers etc as additional insured to my insurance policy.  Is this normal?

Heartbreaking story. Did the brother consent to the sale or was it sold from underneath him? How do we protect ourselves from the same situation?
