Columbus, Cleveland, and Akron would be good places to look. Cleveland and Akron have a lower point of entry and cashflow better than Columbus but don't appreciate as well. Columbus cashflows decently and appreciates very well.

I'd recommend Columbus Ohio. Its growing rapidly and there's a lot more room for appreciation.

another vote for buying now, especially with inflation money, is losing value rapidly. However, in places like Columbus Ohio, properties are appreciating hand over fist.

if you can't swing a visit, pick the areas you want to invest in and google maps street view it. Uncut grass, cars that clearly haven't moved in a while, and caged ac units are all good tells of a neighborhood. You may also be able to look up a neighborhood grade map online

where you want to retire is entirely on you. As for investing, my top picks would be Ohio or Texas. I'm local to Ohio so I can give more info if you would like. I know Texas is good as well, just don't know specifics.

You should read this https://www.biggerpockets.com/... its a quick read and talks about building your core 4 for OOS investing. You can do quite a lot with 100k in an area like Columbus or Cleveland Ohio. Columbus is rapidly appreciating and has good cashflow, Cleveland is more cashflow leaning but has a cheaper entry price.

I'd recommend a HELOC as well. Definitely will be your most straightforward route. If you don't ant to do that, look into hard money lenders.
