I think you would be able to scale more quickly with option 2. especially in a place like ohio.

However, if you're wanting to get married to your girlfriend soon, option 1 might make more sense.

@James Robert I would recommend buying a 2-4 unit with a DSCR loan and living in one unit. You'll have your mortgage paid, and depending on where you buy, have passive income.

One thing i've been seeing is overanalyzing, and no, I'm not talking about running too many numbers. 

A perfect deal will fall in someone's lap that cash-flows 15-20k per year and they don't make a move because they feel something HAS to be hidden in the details that will turn the deal upside down. this is usually not the case. If you've crunched the numbers thoroughly and they work, then get a move on, because in places like Columbus Ohio good deals don't sit.

Do yourself a favor and look into Columbus and Cleveland Ohio, with just a little bit of research I think you'll see why Columbus is the fastest growing metropolitan area in the midwest and a great place to invest!

For me it depends on a couple things

1) Is it rented at or very close to market rent? In Ohio there is no rent control, but you may lose tenants or they may stop paying if you raise rents suddenly when their lease renews.

2) Does it need work to pull market rent? If it needs work, its easier and quicker to have vacant so you can start the rehab right away.

Join a bunch of traveling nurse facebook groups and market on there. That kind of thing works surprisingly well!

Columbus OH is very landlord friendly. Its also the fastest growing metropolitan area in the midwest. id look into it if I was you.
