I suggest you do concrete patio from the back door and a sidewalk from the patio going around the home towards the garage side door and side gate towards the driveway. That’s really all you need for concrete. You can get away with no grass but if you need it, I recommend one with irrigation to and on a timer so your tenants don’t have to tend to it. If you like and need a estimate I can give you a free estimate and even do the work for you. It’ll be a little bit cheaper for the newer homes who just have dirt because of no demo or hauling is needed. Hope this helps

Landed in my lap for a friend. He has 40 acres of raw land and it’s in the zoning process. In order for me to wholesale this deal, one of my potential buyers asked if the land is buildable? So because of the property awaiting Entitlement, once it’s entitled, does that mean someone will build sewer, water etc...? Prime real estate. It’s 80 acres on 2 parcels 40 each out of the 5 parcels where this new building development community is being built. They are in phase 3 of 4 before they will start building. Thanks

I have a homeowner who is elderly, separated from husband, daughter moved out 5 years ago and she’s been living in a 4 bd 2.5 ba 2800 sqft home by herself. She wants to downsize and is a motivated seller. She has a balance of $43K on her mortgage and her asking price is $165K.

I want to say this is the perfect house to do the "subject to" method but I also don't want to scare her with the subject to method. ARV is $300K+. She's the original owner and rehab would just be updating the home. Maybe $20-$30K at the most to update the home.

Should I move forward with the subject to approach or should I try to obtain a hard money loan and just buy the house outright and then flip it?

This could be that one where I go all in on. Thanks for the feedback.

I used to be a RE agent now turned wholesaler so I understand how a small business is suppose to operate due to our office only being me n my Broker in his home office. Mailings, marketing, etc...

I have $1,000 to my name. I have 2 deals about to be in contract. One this week n one next week when the homeowner gets back from vacay.

I want to spend the money on

1. Dialer services

2. VA for Lead Admin and Lead Mngr

3. VA for Cold calling

4. Website

5. Continue my Flipster membership

6. Continue My Prop Stream membership.

Or

I can continue to work "in"my business and close a few more deals before investing some cash behind getting VA's and services.

I feel like my experience allows me to move at a faster pace as far as systemizing my whole business and to where I can work “on” my business instead of in it.

Really would help if I had some discussions with a few of you who wish they had at least $1,000 to begin with when they got into the business. Appreciate it Thanks
