Do your comps. See what the numbers are for your ARV minus repairs. Ball park the repairs through pictures and whatever detail the owner gave you. If the numbers make sense, find a simple template contract through BP and send it over. After signed, open escrow and schedule a contractor to go through the property and give you a quote. Make sure your numbers match. Then look for your buyer and make sure your numbers are accurate. Once buyer agrees , send him contract to sign and send signed contract to escrow. Once escrow closes you get paid. Hope that helps. As basic as I can explain it

I'm trying to speak with Sellers who are at least 50/50 about willing to even sell. With all my lists I've paid for and called on, most were mad I even got their number. Most of my good contacts have been coming form CL FSBO. Any good strategies on how to find motivated Sellers? Thanks

Repeat

Refinance your rental property and repeat. Buy some more. Hope that helps.

Still working on a buyer/investor lists. But I Got a hold of an investor that’s trying to liquidate some properties from his portfolio to go purchase a Apartment building. Do I contract the properties as a bundle or should I contract them separately? I have 5 properties that will give him enough cash to buy it. Do I market them to buyers as a bundle or just one at a time? It’s in a small town in California. And he needs the cash ASAP. I have no website or catch page to generate leads but I could use some creative strategies. Thank in advance

I wanna work on my estimate of repair numbers as accurate as I can before I see the property. I know once I get my inspections done I’ll have a more accurate number to work with but is there some formula to use that gives me a more competitive edge to visually evaluate a property based on pictures and videos? Thanks
