@Mike Reynolds  That's a great point - the same way investors are looking for affordable labor from contractors, the shoe should fit on the other foot.  Think the OP's main question was whether or not the service had a tangible value proposition from a contractors perspective.

@Chloe Philipp that actually seems like a solid idea because of the same reason @Aaron K. cited. Due to the fact that most contractors won’t have a ton of knowledge or experience on these advertising platforms, specific keywords would be affordable to purchase and a basic AdWords campaign would do wonders for exposure. 

Literally every single post on this forum is people in specific regions trying to find contractor services!  Clearly there’s a disproportionate number of people seeking someone for a service that isn’t effectively being marketed. 

Maybe some of the more prominent members can chime in?

Closing on a triplex in Ohio City and my current lender is trying to charge me 1% origination and 5.375% fixed on a 30 year loan.    Purchase price of the deal is over $300k and my lender claims it's the best rate I'm going to find.  It's a semi-large bank and working with a local credit union seems more appealing (plus the added benefit of proving him completely wrong).  Let me know your thoughts!

In LA sheriff sales parking lots are basically rolls Royce dealerships. Haven't closed a deal their yet because so many deep pocketed investors bid up all the dumps. Any particular strategy you use?

Just did a 4 unit built in 1899 that was plaster walls and knob and tubed up. Paid 4k in demo alone and my contractor was whining the whole time about how dusty and gross the job was. In hindsight, it's way more sensible to drywall over the walls with quarter inch or half inch drywall. The knob and tube shouldn't be too much of a pain to swap out (but definitely do it). Most of my markets generally prefer clean and modern compared to all original restored. It's a bit more cost effective to get to a hybrid of both styles. Bathrooms and kitchens get the modern treatment. If the bedrooms have some ornate trim or some defining characteristic, we try to preserve as much as possible. Many people have their own opinion but I would rather cover 100 year a old hardwood floors with brand new LVT and get a brand new totally clean look rather than save a few hundred bucks and refinish old wood.
