@Will Bumgarner Thanks for the note!  If a PTAC is installed in the living room, will it still provide air to the bedrooms when the doors are closed or will I have to purchase a separate PTAC for the bedrooms and living room.

Hi All!

Working on a rehab project in Downtown Nashville and having a bit of trouble coming up with an HVAC solution. Previous owner had wall units for heat and window units for AC. We pulled those out (all the previous tenants were indoor cigarette smokers so all drywall had to be removed from the entire property). Now we are trying to determine the best move in terms of A/C and heat.

The units are small, two bedroom 1 bathroom with an open concept living room and kitchen. Each unit is roughly 800 sq feet (there are three total units). At this point I have three options:

1. Pay roughly $6,000 per unit ($18,000) total to have ductwork and brand new 1.5 AC units installed outside)

2. Pay roughly the same and have 3 ductless split systems installed in the house with one main unit and 2 cartridges (1 for each bedroom)

3. Install new wall heater/AC units.

The overall goal of the units is to run them as airbnb rentals so looking for something that will make sense in the long term but not be horrible for guests to figure out. The biggest challenge is space, not really sure where to put a furnace inside the property and there's a good chance it will have to be placed outside. Hopefully someone here can provide a suggestion or solution. Maybe a contact in Nashville to help?

To be perfectly honest, Craigslist has been my primary source for GC's in the past 3 years and it hasn't really been presenting me with major quality options.  Tried using Homeadvisor but the guys there are either too expensive or the affordable guy are too busy.  What is the next best step?  A few people have told me calling around to lumber yards or hanging out at Home Depot at 7am is the best way to solve this problem.  How have fellow LA Investors solved this problem?

My business partner that is currently in charge of our Nashville remodel just hit me with this Sunday morning riddle.  The icing on the cake is that it was our current contractor that asked this question.  Figured it's about time to ask for some quality contractor recommendations in the Nashville Metro area.  We are somewhat price agnostic, just looking for someone quality that can do a cosmetic rehab and install HVAC into a triplex in Germantown. 

Oh yeah, the answer to the riddle:  "Can I sleep over in the property until the job is done?"

Anybody have a recommendation for a good lawn service in Austin?  Looking to get a few properties mowed and can't track down anyone quality using google or CL.  Anybody know some quality providers?

Thanks again to all who replied!  Took a lot of advice and got a few different quotes and ended up with a brand new unit installed for around $3,000 total.  Also made a great A/C contact in case anybody needs help in the future - feel free to PM me!

Definitely planning to get multiple quotes. Hoping someone had a reputable company that they could provide as a suggestion. The spot we chose has high reviews, but seems incredibly expensive.
