For any rental property owner, choosing responsible tenants, who pay on time, is a top priority. After all, tenants who fail to pay rent, damage your property, or cause problems for other residents / neighbors, can cause serious financial and legal issues. 

Fortunately, there are some simple steps you can take, to select and retain the best residents. We'll be discussing this process, based on our personal experiences operating properties in Los Angeles. This is a great event for anyone who owns rental properties, or is thinking about purchasing income properties. 

This will be an interactive event, with plenty of chances for questions and answers. You'll also have a chance for meet and greet / networking after. We ask that you purchase some food or a beverage from our hosts, the Great Room Cafe, to support the venue.

Can you believe it? 2023 is nearly over! We're excited to invite you to our end of year meetup / holiday celebration.

As you may know, securing suitable insurance for rental properties has become more difficult. Major insurers like State Farm & Allstate have stopped offering new policies on homes and apartment buildings in California. Multifamily insurance premiums around the nation have increased.

What are we to do? To figure things out, we've invited a special guest with extensive expertise in real estate (and other) types of insurance. Michael “Mikey” Modaberpour founded Modab Insurance in 2015, in Westlake Village, CA.

Modab Insurance operates in 30 states, and works with a variety of insurance providers. Modab Insurance has a special focus on multifamily insurance, working with small and large apartment operators in Los Angeles and beyond.

Mikey, as founder of Modab Insurance, has been an entrepreneur his whole life. Mikey has extensive experience in the real estate, construction and restaurant industries. Most landlords here rely on cash for keys, organic turnover and enforcing leases. That gets rents up over time.

How large is property? They want to take occupancy as an owner occupant? I'm a local investor, happy to offer some feedback on this if helpful.
