I would definitely say you get photo ID of each occupant and add to lease. I'd run a criminal background check - unlikely to find anything but never know.

My friend at Guaranteed Rate Mortgage is a native Spanish speaker and knows investment side well (1 to 4 units residential). He is in LA.

We're excited to host our September real estate meetup at Strand Brewing in Torrance!
