4 plex in LA? if you bought at a decent price and are cash flowing, I'd hold. The long term appreciation here is incredible.

I would definitely say you get photo ID of each occupant and add to lease. I'd run a criminal background check - unlikely to find anything but never know.

My friend at Guaranteed Rate Mortgage is a native Spanish speaker and knows investment side well (1 to 4 units residential). He is in LA.

He helped my buddy refinance recently and my friend had a great experience. I am an active investor in LA and would happily work with him except we only buy 5+ units now. Happy to share his info if you message / send colleague request.

We're excited to host our September real estate meetup at Strand Brewing in Torrance! This will be a chance for you to meet and hang out with your fellow real estate investors, aspiring investors and professionals in a relaxed setting with great brews. Some of you may have visited Strand Brewing for our last brewery meetup. We had a great time and are glad to return.
