There are syndications in LA. We've done several and I know of other groups. Feel free to message me, happy to share what I'm seeing in market.

Post: Multifamily 101: Understanding The Metrics Behind Apartment Deals

Cap rates. Gross Rent Multiplier. IRR.

You might have heard these terms - but what do they really mean? And how do you make use of these numbers to analyze apartment investments?

In this meetup, we'll review some common metrics used to analyze apartment deals and share how we think about them in our own acquisitions. You'll come away from this meetup with a stronger understanding of how to better understand apartment investment opportunities. There will be plenty of opportunity to ask questions as well.

As with every meetup we host, there will be an opportunity to network with your fellow real estate investors and professionals. The schedule is below. Please note that we request all attendees to order food or a beverage, to support the Great Room Cafe.

Schedule:
930 to 945 AM: Arrive, order breakfast, settle in
945 to 10: Introduction
10 to 11: Multifamily 101 Presentation
11 to 1130: Networking

Well, our brewery meetup is back, for the first time since September! We'll be meeting on Tuesday, 2/28 at Three Weavers in Inglewood. Come enjoy some fresh brews, and meet your fellow real estate professionals and investors.

For those who have not been, Three Weavers is an excellent spot, with lots of indoor and outdoor seating and great beers. We will be getting started at 6 PM, and wrapping up by 830 or so. We look forward to seeing you there!

Please text Shiva at 310 968 5547 if you're having trouble finding us. We'll be the group with a laptop and name tags for folks to sign up, so you should spot us quickly.

Hi Pia,

What is your property management situation in Texas? That is important.

I am hesitant with this deal. Rent growth is weakening everywhere, and it's already negative cash flow - what happens if you don't hit the target rents. I'd want a real reduction in the price of Texas property, to increase cash flow, before you seriously consider this.

Also, So Cal is a long term appreciation market. I get the desire for higher cash flow, but you should make sure you're enjoying good cash flow first, before you sell.
