Sean, thanks for the reply. I have been working with lending institutions and right now I am really just looking for an individual, or several individuals, that want to invest passively and get a return of between 8% and 10% on their money. I have access to Hardmoney lender's and lending institutions that will lend as low as 10% but require two or more points upfront in addition to qualifying with FICO scores and  everything else. Because we have had our credit pulled several times in the last 12 months and because we are constantly moving money in and out of our lines of credit  when we purchase and sell properties, my FICO score goes up-and-down between 800 and 600. A lot of the lending institutions have to pull credit and see a credit score of above a 650 or 680.  But I don't want  anymore hard credit pulls because  that is one of the things that's pulling my score down.  That's why I'm looking specifically for private money.

My wife and I are real estate investors in Arizona. We have had success in finding fix and flips. Are you looking to invest passively or actively? What I mean by that is are you looking to participate in several aspects of the rehab and the sale of the property or are you just looking to have somebody invest your money and give you back a return?

I am looking for private money to finance some of our flips in Arizona. My wife and I completed three flips last year for profit of $17,000. This year so far we have completed four flips for profit of $66,000. We have six properties out on the market right now and we have had to turn down deals because we are at our limit without tapping into our reserves. We are looking for private loans for one year paying 8% for amounts between $25,000 and $50,000.  And 10% for amounts larger than $50,000. Hello everyone,

My name is Shiloh Lundahl.  My wife and I have been investing in real estate since 2010 when we bought our first rental property.  After that property, we didn't buy anything again until 2014 when we got a commercial building.  That purchase rekindled the real estate fire and my wife and I started doing flips last year.  We completed 3 flips in 2015 where we gained $12,000 on one, lost $5000 on one, and gained $9000 on another.  This year we have closed on 4 properties ($66,000 net profit) and we have 5 on the market and 1 that just started construction.

We are motivated and excited to keep moving forward.
