I live in both Arizona and Los Angeles. I moved my family to Burbank near LA back in July so that my daughter could persue acting. I'm in Arizona Wednesday through Friday for work and to keep track of some of our real estate there. I live in the East Valley in Arizona and really like doing real estate deals there. We have flipped several properties there in the past few years and have purchased some buy and hold deals.

It's always good to have boots on the ground when investing in other states. Have you considered partnering up on deals with local investors who are more familiar with the area?.

With 500k you could purchase several homes in some of the middle states such as Indiana or Ohio or others and have property management groups manage them for you. We got a few in Indianapolis last year that have good numbers.

Let me know if you are interested in Arizona at all. We are set to buy 10 or more buy and hold properties where we will be getting bank financing for 75% of the purchase price and looking for investors interested in making 10% for 5 years in monthly cash flow payments to partner up with us on these deals. Each deal would probably be between 20k and 30k for the investor partner.

Thanks for your comments. It is awesome to see how people can have different focuses in real estate and can become successful with it.  Also, thanks for sharing your goals. I love setting and reaching goals. I believe that sharing your goals creates some type of accountability; especially when the goals are big because people are more likely to remember them and ask you about them. So I hope we get more people to speak out and tell the world their goals.

So last year my wife and I did not end up reaching our goal to flip 20 houses.  Many exciting family changes occurred and we only ended up flipping 7 houses.  I moved my family to California to give our 7-year-old daughter an opportunity to follow her dream to become an actress.  So far she has done a few projects and has had an appearance on ABC's Speechless (she was the girl trick-or-treater in the Halloween episode).  

Now I travel back and forth from Arizona where my therapy practice is to California to spend time with my family and I do most of my investing in the few moments in between appointments.  I have found it absolutely necessary to have a good team put together because my time is so limited.  I also followed the advice of one of my mentors and I hired a part-time assistant.  Without her, we couldn't do what he have been doing.

In 2017, we plan on making our business structure more efficient so that we can meet our goal of 20 flips this year.  

This post is to ask what other investors have planned for 2017, and even more specific, what part-time investors (who really like their career but want to create a sizable real estate business on the side) are going to do in 2017 to accomplish their goals.

Thoughts and comments are appreciated.
