We are under contract for a flip in Apache Junction, Arizona, and we want to partner with a new investor who wants to learn how to flip. Very simple terms. We show you how to flip a property from start to finish. You gain experience, credibility, and money. Amount needed to invest is 44k. You will earn 10% APR on your money while it is invested in the deal and you will receive your principle investment back at the close of the deal. Estimated time of the deal is 4-6 months.

@Terrill Clark Honestly,10k isn't a lot to start with to invest, but it is a start. Where to start depends on what you want to do as a real estate investor (your goals), however, as a new investor, you may not know which type of real estate niche you want to focus on.  So you may want to use the 10k to explore real estate investing.  Out of the following types of deals which one appeals to you the most? Wholesaling, flipping, buy and hold, notes, land deals, or something else?  Then, after you have decided that, I would encourage you to find someone in your area who specializes in that type of real estate and then take them out to lunch and ask them how to get started with 10k doing that type of real estate in your market.

This year I am creating some performing 2nd position notes on some of my rental properties.  These are perfect for passive cash flow at 11% with a 1% per year bonus.  Notes mature in just under 5 years.  I have 3 notes currently for the following amounts $3000, $9000, and $29,000.  

These are not discounted notes.  The purpose of these notes is steady cashflow.

@Jeremy K. I've used credit cards to fund deals like @Paul B. mentioned. You just need to have a plan to repay it before the 0% rate ends. For example, say you get a 2 cards at 15k each with a 0% rate in balance transfers for 15 months. You take 12,500 off each card in the form of balance transfer checks with a 3% fee. That's a $750 fee to use 25k for 15 months. During the 14th month get 2 more cards for 15k each and pay off the first 2 cards. You will have another $750 fee but it will last you another 15 months. When those are about to expire your first cards may offer more 0% balance transfers again that you can used to pay off the second two.  It's a juggling act, but defiantly possible. 

I know that there are a lot of "what ifs" in this situation, but with just 25k to worry about, it isn't the end of the world if it doesn't work out exactly as planned. This would however be a cheaper option than lending club or prosper. You just need to make your monthly payments and know that your credit score will lower while you are using more of your available credit.

@April M. Kimble I think you are on the right track to house hack. In your position you would probably qualify for a loan with great terms and you probably wouldn't have to put all of your money into the deal either which would give you options to also invest in some turn key properties or notes.

Unfortunately I don't know all of the ins and outs of a VA loan but I am sure if you search for it in the search bar you will find people who are.

@Jordan Scott I would encourage you to invest as soon as you can. The real education starts when you  actually put money down. And sadly, you'll learn more from your mistakes than you successes. Good luck.
