1. Baltimore has crime everywhere, and i mean everywhere. Dont fool yourself.

2. 150-170 limits "finished" choices. fells is a borderline dump and loud, forget it. Canton is good but depends where youre at, where u want to be wont be in your price range. greektown is decent, not terrible/not great. near heavy expressways which isnt ideal, particularly for reselling. For growth at that price point im chosing remington, hottest area in the city. Top rowhomes sell (not list) for 200. Near everything but not on top of it. Hamden good also, but more of a busy area if u like it, and pricier

read baltimore citys public laws relative to landlord/tenant matters. All u need to know, more or less. A visit to district court can also resolve many questions relative to procedure, though they are not often so bright. Fortunately enough work there that a bright employee will enventually come along. Look for an older lady in most cases. Some intricacies  may trip u up that only experience can teach, lawyer or not.  not anything a resourceful person cant learn, however

60 days notice. Certificate of mailing. Forget a lawyer. Mailed today, last day of lease is september 30th. On October 1st, holding over motion if it remains (mist be filed woth copy of 60 day notice) It stops paying rent in the meantime? Failure to pay rent notice, evict it that way. After all is done, keep the security deposit if it owes you anything including not allowing u to show the place. Personally, i get rid of my problems, and do so quickly, u should to.

What do u do now? 1. Hire a lead guy to gun your property and tell you what needs to be dealt with to be lead free. 2. Get a contractor to finish the project, including what lead guy tells u to do 3. Get lead cert, rent house......side question, do u know how to put a house toghether? Big problem if not. no way to do know if things are happening correctly.

Pro: direct deposit to your acct monthly, higher rent.

Con: imagine if the ocean were filled with incompentence instead of water, and someone threw u in the middle of it. The new ocean is almost everyone officially affiliated with section 8, as well as the tenants on it that you will now be forced to deal with.
