@Michael Valle, it depends on your goals.

Some investors prefer to build the DADU, condo it, sell DADU separately to get cash, and hold main house. (i.e. if you built for $300K-$350K, and sold for $650K-$750K on average, after subtracting some financing, holding,... fees, the difference will yield you a few hundred thousand, which will be great cash boost

Some other investors prefer to sell the main house (typically old) and keep DADU.

You can keep both, if you paid for DADU cash/Saving/....

Run the numbers for the three scenarios, and go with the option that makes the most sense

@Nathaniel Jones, do inspection to see if anything major needs to be fixed, then run the numbers for two scenarios. First scenario is renting the place out. Second Scenario is sellign them. 

Then compare the summary of numbers after putting this summary in a spreadsheet.

Numbers will tell you what to do next.

@Apurv Patki, the only way to cash flow is to be creative. For example, rent by the room, Airbnb, split level homes, ......

Renting one house to one family will not cash flow in our market

@Hansel Gunawan, it all depends on your goal.

Do you want to live close by where you work?

Do you want to focus on cash flow, apprciation, or a balance between both?

Do you have any preferecnes for school districts?

@Christen G., unfortunatelly this gets the opposite effect of what regulators are aiming for.

More and more landlords will stop investing in Tacoma, and this will make the inventory even less

If you want low downpayment, FHA is the way to go. Loan officers and lenders will be asking for some documentation (from you and your employer) regarding the remote work
