@Scott Christopher, $125 per sq ft seems very low, unless you own your own company and acting as the GC.

We typically see $250 per sq ft and up

@Matt Joplin, GC & Realtor both need skills in sales, lead generation, and bring deals to close.

If you like construction, manage jobs, deal with subcontractors, being a GC may fit you better

@Mragank Yadav, South Cities like Federal way & Tacoma typically have more inventoy than northern Cities like Everett & Lake Stevens.Prices are a los a little less, so this may be a better fit if you wanted to max your budget at $500K

@Cecil Chrisinger, ideally, you do the due diligence before you purchase, not after.

Since you already bought it, you can check the zoning and see what could be built on the lot and check what is the best use for the land

@Scarlett Tao, very few companies do this inspection, and they are booked, so they put whatever price they want knowing there is demand, and property owners have no other options other than doing the inspection.

@Patrick Nickell, your numbers make sense. 

Properties will rartely cash flow if yor are renting the whole house to one family.

Unless you get a split level home and rent to two familes, or rent by room, or airbnb,...... numbers will not make sense

@Keith Koch, best way is to have a conversation and share your concerns about expenses not covered by fixing the rent. You should be able to find a way after the discussion with him

@Derek Heinz, one of your best options would be to get a lot and build a DADU with a pre-approved plan. 

This route may be more straight forward compared to keep fixing the other property
