@Christina Greaves, it all depends on your goals.

If you want pure, crazy high appreciaiton, you will need to focus on East side cities (Bellevue, Kirkland, Sammamish, Redmond, ....)

If you want DADU, you will need to focus on (Seattle, Tacoma, Kirkland)

If you want Airbnb income, you will need to focus on cities like (Baring, Gold Bar, Skykomish,.....)

and do on, and so forth..... 

So you will need to define your goals first before picking the zip code

@Eduardo Gonzalez, you just need to get a pre-approval from a loan officer who is licensed in Texas.

Things will depend on your debt to income ratio.

If your DTI is pretty low, they may be able to fit the two mortgages without asking you for lease agreement for your seattle proerpty.

If your DTI is pretty high, they will ask you to provide a lease agreement for your seattle property

Buying something with ADU & DADU potential will yield you the most amount of money.

You are correct, most probably pretty old properties and no HOA

Sure you will need to talk to your real estate attorney and tax advisors.
