Typically if a bank does not have any seasoning requirements, they will atleast want leases for the units before refinancing. I am currently working with Luis Vasquez at Lone Star Bank on a commercial blanket cash out refinance. They have been great so far. I have also heard from other investors that Hometown Bank, Allegiance Bank, and Green Bank are investor friendly.

Agreed, don't get your own appraisal. You will wind up paying twice if you do. Are the properties in your personal name or LLC? Are you looking for a conventional loan?

Erik, 

Hcad values are not accurate. The market fluctuates whereas tax appraisal does not fluctuate in the same way. You need sold comps (similar or same in square footage, bedrooms, baths, lot size, etc) from the last six months within a close radius in order to figure out your target price.
