I Have Great News. I Don't Qualify For A Traditional Mortgage Loan. So Everyone A New Listing Goes Up I Contact The Buyer To See If They'll Consider Seller Financing. I Offer The Following:

$10k Down

Payments Between $450-$550/mon For 10yrs

Balloon Payment At End.

All Said "No". BUT This Morning I Woke Up To A Text Message From An Agent Who Says The Owner Will Consider! Fingers Crossed 🤞🏽

I began wholesaling so I could pay down my debt, build capital and start buying rental properties so I could have passive income. I want to get out of the rat race and be financially free. Why did you start? Are you gonna make a career out of wholesaling? Is wholsaling a stepping stone for you?

Ok, so I'm about to start wholesaling foreclosures in my area (seen a few, actually in decent shape, require minimal repairs for area). How would I determine ARV? I keep reading about 70% but I'm not sure I understand. Thanks
