Hello all! I posted a question a few days ago (Get into real estate with no money). One thing that stuck out was WHOLSALING. Can any share any articles/ books. Please no podcasts/ YouTube channels. Reading helps me to understand best. Thanks!

@Sheila Campbell Yes, you will need money for finding sellers (marketing), EMD-Earnest money. Also if you dont have access to the MLS you will want to find someone that does to run comps for you. Being a wholesaler means being good at a lot of different aspects of real estate. You have to be able to estimate repair costs, run comps and determine ARVs, analyze potential deals, have great people skills, be able to solve sellers problems (thats where the best deals come from) and network with buyers to have a good buyers list of people who will actually close on your deals. Dont get me wrong, I love what I do, I just think that people underestimate what it takes to be a successful wholesaler. I dont want you to be misinformed!
