You should definitely have boots on ground to get renovations done. If not find something that somewhat ready to go and all it needs is paint and mowing the yard. I would partner up with someone locally. Everything is doable. Questions is @ what 💲?

I renovate properties in my local market that I can drive to daily. I buy stable properties that are more then 45 mins drive from me.

I am turning and burning. Ready to double down and buy more deals. Stick with your fundamentals. Have a precise criteria and a business plan. As long as you are in it long term you will be fine.

I would find a 10 million dollar multifamily deal in my area that fits my investment criteria. Invest my 1 million. Find family and friends $ to cover the gap. Finance 7.5 million. Own 70% of the deal. Refi cash out in 2-5 years depending on where the market goes from here. 😬

Good old pre covid era is behind us and market has turned upside down. I am seeing deals go for way above whisper price. Forget the cap rates and everyone including all the big money is betting huge on inflation. Last couple years I raised rents on my portfolio by almost 25% without going too deep into rehabs. Now that the covid $$$ are finally showing the affect of inflation I expect the rents to go up drastically as $ is diluted. I am not focusing so much on cap rates on acquisitions as I am on other metrics.
