I am sorry to hear that you are in this situation. I hope you have funds to get through this. There’s no easy way to deal with this situation. You could try evicting the tenant. Tenant might be able to get assistance to catch up.

I’ve got handful of professional tenants that owe more then 250k combined. I am still in process of trying to evict them. I am just taking it in as a cost of doing business. I am fortunate enough to have a unit count large enough to absorb these loses.

Congrats on finding a good deal. There are plenty of lenders out there that can do creative financing. It might get expensive.

Any particular reason why you are tying to assume the loan instead of mew financing?

Do the deal if it’s life changing!

1. Don’t stress

2. Push back and ask them to close earlier and they can take possession after they close

It’s just business!

On the other hand I’ve closed deals where I’ve been handed over apartment complexes before closing 🤪 by outgoing management and landlords

I’ve actually had discussions with my electrician on some of our redevelopment projects. It could be another source of income in future. My guess is probably 10-15 years down the road. Imagine if the apartment complex offered charging @ a lower rate to its tenants as oppose to going to a public charging station.

Think about it. We all have used shopping apps to buy cheaper gas 😜.

Sf might night work. It will definitely work in parking lots of inner city older complexes where tenant can not plug their car into their apartment outlet.

I would partner up with somebody and buy 24+ units in secondary city.

1 of my mistakes was not financing the renovations, rehab, deferred maintenance on my first batch of acquisitions.

Partner up with someone and finance the property with budget to overhaul the property

You will save yourself from sleepless nights and it will speed up the rehab cycle

Is anyone else noticing boom in Indianapolis multifamily? Prices are skyrocketing. There’s more inventory available in surrounding major cities compared to Indy. Any thoughts ?
