Data could be deceiving

Based on my experience a lot of people overpay/underpay based on data trends and local investors steal the deals

Real estate is local

You gotta get a feel for it

I drive to any listing that seems interesting to me to check out the neighborhood

Hold on to your $

Educate yourself on where and what you want to “invest”

Don’t throw away your hard earned money by paying all cash

Real estate and debt go hand in hand

Or be less greedy haha

Think bigger

Budget right for rehab

Have extra capital available to cover oopsies

Pray to god to get past the finish line and you will never get into this mess again

Finally finish

Refi/sell/exit with a profit like a rockstar

Forget the past and do it again 😬
