Look in your backyard. Partner up with a local. Get some experience and build up capital. There is too much cash floating around right now. 10k will get you nothing but junk deal with lots of headaches.

Need to know a lot more details about the project to understand if it’s realistic or looks good on paper. I’ve done some heavy lifts and am currently doing some super heavy lifts that require a lot of time, experience and ca$h to turn - cashflow into +.

Easier said then done.

We are starting to invest in Indianapolis. We are looking for an experienced onsite property manager that can manage 1-3 properties simultaneously. In total there will be between 100-150 units in 2-3 buildings. Should have experience in blue collar workforce housing property management. Would love to sit down and chat with anyone interested.

There is great opportunity out here in larger complexes (if u can find one off market because there is nothing listed). I’ve started reaching out to local brokers to find 50+ units in each complex.
