@Kenneth Cowan  There are quite a few factors going into this.  Indy is just one of those "up and coming" cities.  The perfect size, fantastic price-to-rent ratios, low property taxes, laws that favor owners over tenants, inexpensive labor, etc.  When you combine these factors with excellent management, you can create amazing returns.  I would agree with other comments from this thread that we may see prices more in line with Chicago eventually, as there is TONS of gentrification going on here.  Gorgeous $350K victorians one block away from $9K properties that are boarded up.  The feeding frenzy isn't going to last forever.   Investing in Indy NOW is great bet.

@Stephen Sokolow  You can't go by zip codes in Indy.  Things can change street by street here.  We invest in areas that are typically right next to the ones that have already "up and come."  Downtown is great, but too pricey for investing.  That ship has already sailed, but all of the stuff we do is within 10 min of downtown...lots of gentrification, and even though that's not our play (we're all about cash flow), there's lots of potential upside for appreciation.

Indy's where it's at.  We're doing REALLY well here.  Only  3 hr drive from Chicago, and totally worth it.
