We operate a turnkey company, and have built in some incredible systems in all areas of the process...from purchasing, to the rehab, to the management.  Companies like ours provide incredible economies of scale.  This is why we are so successful...we can do things for individual investor better than the way they can do it for themselves.

Some of the team that we use for our inventory are the same people that Clayton is using.  If it is indeed the same people, I can assure you, you WILL make good money!  The product is sound.  We've had EXCELLENT results with these guys.  Based on your report (and thank you for that) it just appears that there may be a customer service issue.  Hang in there...your big picture will prove out to be pretty!

Investing in your own back yard has a level of comfort.  I understand that, but don't agree with it as an exclusive strategy.  I go where the returns are.  I'm a resident of TX, and an investor in Indianapolis.

@Jeremy Karja  Clayton's properties make money for investors.  He is legit.  We have partnered with one his suppliers with excellent success.  Clearly, every company needs to make money.  But, they do that by providing VALUE.  There are a lot of different ways to be successful at this game, as @Joshua D. pointed out.   We have found that by controlling the entire process with experts....from the buy, to the rehab, to the placement, to the management, to the maintenance...that we can create FAR BETTER economies of scale than by doing it ourselves.  As such, these people add VALUE to our equation, thereby allowing us (and our investors) to be far more profitable.

Hey Ross...  That's our favorite strategy here in Indy.  Welcome!

I'm not sure I agree. I'd always go for the lesser priced properties with a MUCH higher ROI. As an example, we typically work on the 2% rule, not the 1%. When the @#$% hits the fan in the US (yes, there WILL be another one...everything is cyclical), how much is your $750K investment worth? $400-500K?. Our $45K properties are now worth $40-42K? ..much less risk, and we've made a lot more return on our cash. Moreover, we use excellent property management, and don't ever deal with renters.
