Yep.  Agree with everyone.  We have a lot of investors from neighboring states investing in Indy.  Taxes are high, and so are your mgmt fees.  All else being equal, getting those two numbers in line would make for a very acceptable deal.

Contrary to some of the comments here, RE does not necessarily have to be high risk. If you paid just the minimum amounts to service your student loan debts, you could sock some money away pretty quickly. You can start with a nice, PERFORMING (rented) inexpensive turnkey property that generates 13-18% ROI, and allow that income to pay off your debts. Then your RENTER (not you) are paying off your loans. You'll get there a lot faster.

Many Turnkey companies can sell you properties like what you describe.  I agree with many of the posts here...

1.  Look outside your own area.

2.  Call multiple lenders...keep calling.  There are lenders that will do this.

I left Austin last year, as I was working our turnkey biz remotely....flying back and forth to Indy.  Eventually, I got tired of the travel, and just made the leap.  I miss Austin, but don't miss the prices and the summers.  Indy is a great town!
