Post: Looking for an apple orchard!

Hello everyone! I have a unique opportunity down here in DC and I am seeking an apple orchard with 5-10 acres of existing apple orchards on about 25-30 acres of land (for future expansion). Preferably the land would be in Central PA, but I would also consider VA or Maryland. Apple orchard doesn't need to be maintained and can have existing buildings/barns on the property. If you have any agricultural brokers referrals, please pass them on!

@Philip E. Permits weren't terrible.  Splitting the permits into different parts seemed to expedite the process.  The longest approvals were exterior so just separating it so that the work could get started on the standard items.

Dealing with inspectors is always fun, but since we did everything by the books... it didn't delay too much.

At one point the inspector was bringing the new guys with him to show "How the work is supposed to be done".  So we essentially trained up new DC inspectors...

@Larry Turowski Thanks!  My partners father owns a real estate brokerage, and will list the property. I misread the response earlier.

Definitely need to post a sign, the road gets a good amount of traffic and people stop by quite often.

@Lacey Russell:  The house is in Brightwood Park in NW Washington DC.  It will be 2000+ sqft including the basement which is up to DC Code and could be converted to a rental with minimal work.

@Larry Turowski: Thanks Larry!  What service would you recommend for a paid listing?  That sounds like a great strategy....  How early in advance would you list the property?

Hey everyone!  Wrapping up our first rehab in Washington DC.  Most of the credit goes to my partner @Account Closed! This video is a week old, we are painting the interior/exterior now and should be wrapped up by next week.  Will have a follow up video soon!

Agents: This isn't on the market yet, but if you have buyers in DC we are offering 4% to buyers agent if contracted before we go to market.

Have a look at the video below!

Residential or commercial?  I have a residential lender with Eagle Bank that I like.  They also do commercial/portfolio lending and she can put you in touch with the right person.

Post: Relocating a client to Maryland

Hey everyone!

I am looking for contacts that work in rent to own for Maryland.  I have a client that I am trying to relocate upon the purchase of their home in DC.  Long story short... the family has some credit issues because of unpaid student loans that was cosigned for.  Other then that debt, they have stable income and little other bills.  They will clear $100k+ after the sale of their home with ALL bills paid.

I am looking for a rent to own solution to move them into upon the sale of their house in DC.  Looking for houses inside the north and eastern side of the beltway.

Thanks!

Hello all,

I am working with a client on the purchase of their home.  They have credit issues due to defaulting student loans that the mother/father cosigned for one of the sons.  They have decent income, and without that student loan they have very little debt.  And upon the sale of their house they will clear 100k+ after ALL debt is paid off.

I am looking for some good rent to own homes for them so that I can move them into something they like while their credit repairs.  Areas I am looking are Hyattsville, Silver Spring, and any of the neighboring towns inside the beltway in Maryland.

Anyone that bring me a good rent to own property that we can convince my client of will be compensated properly.

Thanks!

My wife said "Will it let me buy more shoes?" and I said "Yes".

Case closed.
