If the deal is there the money will follow.  That is what my partner @Account Closed said to me when we started working together at the start of this year.  I would focus all of your effort on find that deal and making sure that the numbers work.  Whether you are marketing, networking, or knocking on doors... just try different ways to find that first deal.  If you do your due diligence and the numbers work, the money will follow.  

Don't worry about learning everything up front.  The best thing that you can offer a partner is your time and effort, and if you bring them a good deal... they will show you the rest.

The key that I have found in the DC Market is having as many boots on the ground as possible.  I personally live in DC and know the neighborhoods well, which has made me a valuable asset to my partners that live outside of the city.  Having as many agents and wholesalers that you have confidence in, and training them to do a little homework before they present you a deal will save you time and work in your favor.

As a newer investor I have had some success in finding deals in DC and MD.  The key is to just network as much as possible and learn as much as possible.  A couple of my good leads came because some of my contacts knew what areas I was looking for houses.

Walk the neighborhoods that you want to invest in.  Talk to as many people as you can that service those areas.  Try to link up with a local real estate agency that has people with boots on the ground daily.

Erik Stratton i do attend some REI meet ups, only the one in Columbia MD. If you wanted to live in the burbs you could likely find a multi family that your wife wouldn't mind... It would take some searching though. I so work at Bolling everyday for my full time job.

Welcome!

Have you ever been to the DC Area?  Is that where you are from?  Where do you plan on living?

I am a newer investor, but I just got my first two properties under contract.  Let me know if you need anything when you get in the area.

I would call and ask them at the Long and Foster school just to check, they should have the most accurate information.  

I would recommend taking the DC Class, and getting your license in DC First. Then figure out which areas you want and decide if MD, VA or both are worth getting to match your goals.

In DC you have to take the class in person so I believe you get more out of the course.  The best course in the area is the Long and Foster school.  They have many options to choose from.  

Both MD and VA have their benefits depending on what types of investments you want. VA is more landlord friendly, where as MD and DC are not. The DC market is great for flips, and there are some neighborhoods in MD as well for that. VA and DC have a very competitive residential real estate market, so getting good deals to flip will take creativity.

At the end of the day there are brokerages that serve all three areas... so you have many options to choose from.
