@Jamie Burns Absolutely! There is a local multifamily meetup tomorrow night in Winter Park. It is posted under the events section here on BP.  Great networking there too. If you are available try to make it. 

@Huan Le Welcome! There are several investors from Orlando on here. Also I suggest you go to local meetups and start networking. It is a great way to get involved and stay motivate.

@Terri Hollinsworth There are some great investor-agents here in Orlando that don't only rely on MLS. There are also a couple of great meetups which are great for networking and letting other investors know what you are looking for. We have people in our meeting that have done their very first deals just this year.

Not licensed and don't wholesale, so no dog in this fight. Also not an attorney. BUT I will agree with @Jay Hinrichs that in many if not most states "One thing is certain no one has defined wholesaling.. what I know to be true at least in the states I operate in which is 12 that to market a home you do not own requires a license and a listing.."

However, what about selling the contract you have to purchase a property?  Contract law is NOT the same as real estate law. 

Also, whether they are licensed or not, there are good and bad "wholesalers" here in Orlando. Some I would never buy from even if they had the deal of a lifetime.
