I got on here today to ask the same question, but I ran across this post first. I’ve been having good success with Facebook ads in my real estate sales business. I have been running lead ads and taking the leads to a search results page on my website, and capturing their contact info in my CRM. I was wondering a similar approach would work for finding motivated sellers? I’m getting my sales leads for less than $3 per lead, but I can’t imagine motivated seller leads would be that cheap. What I’m really envisioning is running an add for someone that wants to sell. Then go to the appointment as an investor to purchase, but if the seller is unwilling or unable to sell at such a discount, then go into a listing presentation and show how I could get them more money in their pockets.

Hey Branden, I'm an agent/investor in Denham Springs and there are groups that meet in Baton Rouge and New Orleans.  Google "ring baton rouge" and it will be at the top of the list.  And google "noreia new orleans" and you'll get that one.

If rent is due on the 1st of the months and this is what the lease says:  

Is it late after the 5th or after the 6th?

To me... 5 days after the due date of the 1st is the 6th.

Hey @Brian Douglas.  Finding this site was one of the best thing that's ever happened to my investment career.  I'm also a Realtor and investor, but the opposite direction of @Braden Smith.  I'm in Denham Springs.  Read up and check out the podcasts... there are a ton of them, and still new ones coming out all the time.

@Katie Andrews I'm in Denham Springs just outside of Baton Rouge. I'm in the MLS everyday and I see plenty of properties that would make good rentals. Mobile homes would probably cash flow really well, but don't expect any appreciation.

I got my license for my own investment properties so I’m constantly looking.
