I submitted an offer on a rental property last night that already has a tenant in place.  This morning the question hit me... should I have included in the offer that I get to review the lease of the current tenant, or is it standard practice that you should be able to review a lease that is in place?  I would assume it's standard practice, but I don't have any experience with this.

I recently got mine in Louisiana, and I seem to recall reading something about having to be signed up with a broker within so many days of getting my license. Maybe you guys have something similar in your area.

In this podcast Brandon mentions that that they put together a worksheet with the steps listed. I can’t find it anywhere... anyone know where to look?  I listen to the shows while driving and can’t take notes.

I’m curious to see if any licensed investors use letter of intents to make offers to properties listed on the MLS. I’m finding that I can’t get a pre-approval letter from my lender as quickly as I would like. I tried getting a generic copy that I could fill in the amount and address, but he didn’t go for it. I’m ready to start making offers on MLS listings, but I don’t want to have to constantly be asking my lender for pre-approvals. Are letter of intents acceptable for listed properties?

Hey guys... I recently got my real estate license for my own investing purposes, but I'm having trouble resisting the urge to use it to try and make some extra money. I have a full-time job, but I think I can squeeze another 20-30 hours to put into real estate.  The company I joined is great for what I intend on doing with my license for investing purposes, but I think I"m going to need to figure out the real estate sales thing on my own.  That's not a problem for me... I just need to be pointed in the right direction for where to start.  If you were just starting out, which books would you read to get going.  I'm sure there is tons of good info out there for the brand new agent.

What are the best books out there on being a good property manager? I've contemplated branching out into property management as I grow my own portfolio and I want to start educating myself on what it takes to be a great property manager.

I'm in the area and I still see plenty of flooded and gutted homes on the MLS everyday. As far as paperwork before you put up your money goes, I would definitely talk to an attorney about what you need to do to make sure you are secured, no matter how much you may trust your partner. And I don't see any reason that your money will be tied up in real estate as long as you sell the flip. You should receive a check for your part at the closing, and you'll just have to pay taxes on whatever profit you make. The only reason your money would get tied up is if you guys decided to hold onto the property, but even then you could refinance and pull at least some of your money back out.
