@Renee HarrisHere is a statement from the Bureau of Real Estate in California.

Disclosure of Licensed Status in Advertising 10140.6. (a)

"A real estate licensee shall not publish, circulate, distribute, or cause to be published, circulated, or distributed in any newspaper or periodical, or by mail, any matter pertaining to any activity for which a real estate license is required that does not contain a designation disclosing that he or she is performing acts for which a real estate license is required."

Being as though a real estate license is not required to solicit for the wholesale of a property, it seems to me that based on laws where you reside in California, you may not have to disclose your license in your LETTER unless you are providing the property owner with the option to list their property for them (which does require a license). My suggestion was that you don't have to disclose in your LETTER, but you can disclose your status once a homeowner has CONTACTED YOU DIRECTLY to express interest. To be absolutely sure, you should consult your broker who would be well versed in matters concerning California's real estate laws specifically.

Hi @Connor Heim This is the properties legal description (recorded plat map). On the first line, its the property ID, geographic ID (000300-0011-0020) owners name and tax mailing address.  Moses Baine is the subdivision where these homes are located.

This is the properties address 2515 FM 2223, Bryan, TX 77808

Hi @Renee Harris Congrats on your first mailing! To answer your question, you don't necessarily have to mention your status as a real estate agent in the letter. Some homeowners prefer to go the FSBO route and therefore are scared off by the mention of a licensee contacting them to solicit a listing. I would disclose your position once an interested party contacts you back, this should suffice. This way, you aren't ruling yourself out with property owners by initiating contacting using the wrong verbiage. Also, you can say "I will buy your house", because as a wholesaler, you will be getting the property under contract first before assigning to a cash buyer. If you feel that using this wording is misleading, you can definitely explain your processes to the property owner AFTER they have contacted you showing interest in selling. Good Luck!!

@Jono Tom First off, welcome to BP and congrats on being admitted to medical school! Seems like you guys have a pretty good setup thus far. The only thing left is just to jump right in. In my opinion, deal finding is one of the hardest parts of the entire process. This is where you should start. Although Partner 2 is a Broker, and Partner 1 is a financial planner it is not clear here how much experience any of you all have with investing. Most beginners tend to start off with wholesaling as it carries much less risk than other forms of REI. If you guys are all beginners, I would definitely get a more seasoned investor on your team to help guide you through your first deal. I love your ambition, and if coupled with hard work and continued education, I know that you will be achieving every goal that you have set for yourself very soon!
