Hi Guys!

I am doing some market research for a client who is looking to invest in Southern California. Can anyone tell me what the market is like in San Diego? What zipcodes/counties are good starting point for wholesaleing? Also, what lead categories have you seen success with? (i.e. vacants, absentee owner, pre-foreclosures etc.)  Any market information/help is appreciated!

Hi! @Jerome Morelos and @Braheim Wilson Getting a license only teaches you real estate laws and procedures as it pertains to sellers, buyers, contracts, deeds etc. It doesn't teach you how to market, list, or wholesale/flip a property, so eventually, it would be good to find a seasoned investor to mentor you. Some investors may say that it isn't worth it, mainly because after becoming licensed, you are bound by a different set of rules. Complete disclosure is mandatory in order to ensure that you are in compliance with the real estate license law. I got mine and I thought it was definitely worth it. I learned tons of valuable information that can be applied to your new career as an investor. The more you know, the better off you will be. To me, disclosing your status as a licensee shouldn't be a problem unless you are breaking the law.

@Matthew T. Try UpWork. It can be reasonable as far as price is concerned. I recommend looking for a VA that specializes in real estate data collection. Be sure to read their reviews, and don't be afraid to ask for sample work, or a "trial job". The less training required on your part, the better. Average price for something like this could range anywhere from $3-$7 per hour. The nice part about UpWork is that the VA must log in, and their work is timed and recorded for your review. They even take screenshots of the freelancers screen so that you know what they are doing while working for you. You also have the option of creating one-off jobs for a flat fee. There are a few different options to fit any budget.

Never "just pay", always fight it, especially with something that sounds as ludicrous as this, and is probably not even a part of the original agreement! I certainly wouldn't pay before referencing the terms of the initial agreement. This guy sounds like a lunatic. Once this is over, help the rest of the REI community and post reviews on this agent everywhere possible. Update us on the outcome please! @Jason Callahan

 Wow! This is terrible! But you are absolutely correct, it is all a part of the game. It is more than clear that her 4 year tenure didn't afford any extra loyalty to you either! Not saying we can't help people from time to time, but this is a business first and foremost, tenants must understand that. Good luck @Zee Singleton
