Three lenders that I work with are still writing loans and said 'it is up to the lender about the rates.' They have not raised theirs to my knowledge.

@Lee Jedlicka, wow that is tough! To clarify, are you trying to get a loan as an individual or as an LLC? I'd be happy to recommend a favorite lender if that's any help?!

Hi Jorge, there are loads of them online. Real Estate Express is the one I used. And I believe Gold Coast has online courses. 

For brokerages, start looking at the commission splits and what sort of training or mentoring you get with each brokerage. Also find out if you work your own leads or if they supply leads. As a rule of thumb, if leads are supplied, you will get far less commission. There are lots of brokerages out there and it is not a one size fits all! But first... find the course that appeals to you and best of luck!

Hey @Peterson Jeudy Welcome to the wonderful world of House Hacking! Yes, I just helped someone to get their first property as a house hack in Boynton Beach. But at the $200k price .. it is tricky. First step is definitely get pre qualified from a great lender. (get referred to one from your realtor) Ask them how quickly they can close on a FHA loan for you. (Should be 20 days or less.) That will help you get your offer accepted! Secondly, figure out how much you can rent a room (or two) out for to calculate what you can truly afford. Work with your lender to go over the property taxes and insurance, etc.

You probably already know this... make sure you have enough saved up for closing costs as well. Lenders will tell you that the seller might kick in some concessions but at the $200k price point, you can often end up in a bidding war. And the person with the best/strongest offer will get theirs accepted. 

Can you do any handyman stuff? As a So Fl realtor, I can tell you that the $200k price point for SFH typically comes with fixer uppers. If you can't do that, then you might want to consider saving up a bit more of a down payment to cover the difference.

If you're open to condos and townhomes, you can probably find something around your price point or very close with a bedroom or two to rent out. But then you have to tally up the HOA fees as well.

Finally, be patient.
