Hey @Jimmy Lieu as a realtor, I can tell you a local mortgage lender (to the area you are investing in) will get you to the closing table WAAAAAY faster than any bank. In fact, I have sellers who won't take an offer if it's with a bank mortgage as they tend to go sour fast and it's underwriting mortgages is not a bank specialty. If you are looking to invest in southeast Florida ... let me know and I can suggest a couple of award-winning lenders who will take very good care of you.

If you're a cash buyer, and you want to flip, you can get into SFH at the 100-150k price. But then you need the money/crew (or do it yourself if you know how) to fix and flip it. If you're looking to buy and hold, in Palm Beach County, at that price, you can do it with over 55 condos. They always have a high demand for renters. However, one person on the deed HAS to be over 55! Hope that helps @Paul Kluck and good luck!

Hey @Joel Zwemer

All good points given. Usually... the home inspection is worth it no matter what. The biggest other issue that comes up here in South Florida is termites. Unusual to have a sewer report requested. Did your inspector give you a reason for that? Even with termites, usually only ordered if evidence of WDO's are visual.

Hey @Janine Bynoe You can look at Lake Worth. The tricky part is finding a property that has a good ARV. There are some deals still happening in Fort Lauderdale. I just helped a flipper with a cash purchase... and resale. All within 90 days. (the investor will make a tidy profit!) But yes, you can purchase some condos too if you can handle the carry costs. A few options .. but Boca is tough unless you have a bit more money to start.

Hi @Ryan Jones! Congrats on your first post! 

Is your mom over 55? That's a crucial question and will greatly impact your choices. If she is, then there are a LOT of options for purchasing a condo that she can then rent out. She can also choose a community that has a ton of support for her so she doesn't feel alone. (King's Point, Century Village, etc.) 

Please let us know about her age and then that will really open the conversation.
